Due to the need for more space at the headquarters on Calle Gomera 9, San Sebastián de los Reyes in line with the growth of the company, TYPSA has acquired the office building adjacent to the current offices. Located on Calle Fuerteventura 17, the building will be refurbished using the same development and landscaping elements as the main building and emphasising the compositional similarities of both facades, so as to achieve a recognisable unity.
Location of the new building
Access to the new building is available on the corner between Calle Gomera and Calle Fuerteventura, through a double-height space where the reception and a representative staircase are located. The first floor is intended for a multipurpose room with an office space and vending area, while the second floor is dedicated entirely to office space. Furthermore, the maximum number of parking spaces possible will be available between the two locations, increasing the current capacity by 65 spaces, 8 of which will have an installation for charging electric vehicles.
The new building has been designed to meet the business needs of the people of the TYPSA Group, adapting it to the way we work and understand the company. The work area features an open-plan design, with no pillars or obstacles, and receives natural light through large windows and skylights on the roof. With a cutting-edge office layout, versatile furniture, and state-of-the-art materials, the ceilings of which are over five metres high and exposed to make the most of this height. Areas for concentration are dotted around the floor, and there will be both informal and executive meeting areas. The vegetation and wood arranged in the building’s executive areas complete a corporate image that is both sober and elegant.
The building has been designed to minimise its ecological footprint, taking advantage of existing materials, improving its thermal and acoustic performance, and with very low consumption. At the same time, an energy supply installation is provided using photovoltaic panels that will occupy practically the entire roof.
Office proposal for the second floor
As for the facilities, the proposal includes a system that maximises well-being, ensuring very low energy consumption through a fan coil system and diffusers placed over work areas, with cassettes in enclosed spaces.
The building’s structure is largely preserved, with reinforcements added in certain areas to support the loads of the new mezzanine level designated for parking, and modifications made to the roof to meet new requirements.
Construction work began on December 2nd and is expected to last 11 months.
